KingSett Capital purchased 20 Norelco Drive with the intent of generating additional income by intensifying the overall site development. Giffels worked closely with KingSett to increase property value through the relocation of, an existing outdoor cable yard operation. This allowed the remaining 14-acre parcel of land to accommodate an industrial multi-tenant building fronting onto Signet Drive. The new development houses three tenants; Progistix, PCS and Bell. The design respects the needs for three separate and distinct operations and provides the tenants with the benefits of, adjacency of operations, and the synergy of co-locating on the same site.

Constructed in accordance with Class A Industrial standards, the multi unit facility also houses the three companies office needs, which total in excess of 70,000 sf. An interior cable roll storage area was designed with robust, heavy duty building features to respond to Progistix, PCS and Bell’s operational needs.

The redevelopment of the site from an operations yard, to a developed building site presented Giffels with the following challenges; relocation of existing services, soil remediation, site removals, retaining walls, and the need for continued operations on the balance of the property.

Completion of tenant leasehold improvements for Progistix, PCS and Bell completes the final stages of simultaneous occupancy of the three units.
