College Charles-Lemoyne is the largest French private school in Quebec, and is located on three campuses on the south shore of Montreal. The College was looking at building a new campus at Ville
St-Catherine for 1,200 students, but could not proceed due to financing problems. Giffels took the lead in finding a method of structuring the financing for the construction, as well as developed a strategy to develop the supplementary surrounding land to accommodate over 250 income generating residential units. The 2-storey campus includes 32 classrooms, 4 laboratories, a library, cafeteria, administration offices and a gym, as well as a new football field. Giffels obtained rezoning and negotiated building permits.
