SAS, the world’s largest privately held software company, contracted Giffels to provide integrated development services for a complete turnkey 8-storey office development. The project was the first commercial building in downtown Toronto to be certified LEED® Silver. The top three floors have a central atrium, which serves to bring natural light into the centre of the building. The roof surface is covered with a white membrane to reduce the “heat island” effect and reduce solar gain, in turn cutting air-conditioning costs. Rainwater from the site is collected in tanks in the building’s lower level where water is treated and reused for water closets. A raised floor provides heating and cooling from below where the office occupants need it most while conserving energy. The SAS building which is projected to be 30 per cent less than a typical commercial office building.
