Condominium Conversion / Biscuiterie Viau / Montreal QC198,000 square feet

This heritage building erected in 1905 was converted into a residential condominium from it’s former industrial use. Taking advantage of the original structure of massive wood beams and columns, the units combine authenticity and modern comforts. Mostly covered in brick, it has stone details in the main entrances and on the façades. The 182 condominiums consist of 1, 2 and 3 bedroom units, located on 4 floors, with areas varying from 640 sf to 1,660 sf. Interior and exterior parking, a 14,000 sf interior court and a shared roof terrace. The Biscuiterie is located in the Rouen sector of Maisonneuve and accommodates the City’s objective of converting industrial sites into residential projects. Giffels teamed-up with a local development firm, the labour pension fund and the municipal housing development authorities to develop and convert an existing historical building into lofts at moderate prices.
