Excelsior Rental Apartment Building / PCA 3000 / Cote St.-Luc QC310,000 square feet
PCA 3000, a leading Montreal based real estate management firm was commissioned by two private equity funds to form a team to design and build ‘Cavendish Apartments’ a 10-storey, 185 unit rental building. Giffels were selected by PCA 3000 as the constructor and in turn engaged an award winning architectural firm to design a high quality condominium suited to the areas demographics. “Target Costing” employed by Giffels allowed the team to establish very early on viable design parameters and develop appropriate architectural plans. The design/construction team selected materials and created apartment layouts that translated into a 15% more cost effective residential complex than those constructed under the traditional design-bid-build approach. The project has terraced penthouse apartments on the 10th floor and 2 sub-floors of underground parking.
