A consortium of local residential developers approached Giffels for the construction of a prestigious 94 unit condominium project located in Baie de Vaudreuil, 30 minutes west of downtown Montreal. The 8-storey concrete building is located at the entrance to the famous Chateau Vaudreuil. Giffels assembled and led the design team, and ensured that all condominium units had distinct views of the Baie de Vaudreuil and the St. Lawrence River. The exterior envelop is a combination of masonry brick and approximately 50% window area, allowing for extensive natural lighting. One and two bedroom units vary in size from 850 sf up to 1,600 sf. Special design considerations had to be taken with the 150 car underground garage due to the close proximity to the St. Lawrence River. The project was executed over a duration of 24 months and was value engineered with an extremely cost effective design to meet market price conditions.
